Valencia is the latest Spanish city to try to tackle over-tourism and rising property prices in the most desirable parts of town, by limiting new holiday rentals to ground and first floor apartments and stopping all new rentals in the crowded historic part of Valencia, the Ciutat Vella.

Steep fines will be levied on unregistered and unlicensed holiday rentals, and licences must be shown on advertisements – believed to number 70% of the 5,000 holiday rentals in the city, especially Airbnb and Homeaway.
