The Scottish Government is to bring forward plans to require all landlords in Scotland operating properties as Airbnb-style short-term lets to secure a licence from local authorities, or face fines of up to £50k.

Licensing plans were on hold due to the pandemic, but the proposals have been put back on track.

In May 2019, there were found to be just under 31,900 active listings on Airbnb, about 22,000 involving whole properties and the remainder largely private rooms.

Councils will be given a deadline of April 1, 2022, and “all hosts in Scotland must be licensed by March 31, 2024 at the very latest”.
