Airbnb has restricted under-25s in Britain, France and Spain with fewer than three positive ratings from renting homes close to where they live, but experts have warned this could leave the company in breach of the Equalities Act 2010 in the UK, which protects people from discrimination based on age.

Airbnb began moves last year to tackle the issue of parties causing problems, while the coronavirus pandemic has raised greater concern about events where social distancing measures are flouted.

Only people with at least three positive and no negative reviews on Airbnb, or with longer-term plans, will avoid the restriction, although all users can book private rooms and hotel rooms using the platform.
