Colliers International is advising hoteliers that the meteoric rise of Airbnb and other hotel business ‘disruptors’ has been responsible a ‘material change’ in the circumstances of hotels, and as a result they should seek a reduction in their business rates bill as a result.

Recent rates reviews have seen many serviced apartments and hotels’ bills more than double while Airbnb’s network of rooms and properties to rent pay no business rates.

Colliers have estimated that the rise of Airbnb as the equivalent of ten Shards across the UK, which would materially-affect existing accommodation offerings; but while the market is comparatively buoyant the impact of Airbnb on bookings has been underestimated.

Airbnb insists that its service is an economic lifeline for ordinary families, and hosts are not typically businesses or professionals.
