With increasing numbers of serviced apartments, condominiums, offices, hotels,  and retail centres completed in Bangkok, property managers are finding the pool of trained personnel, especially at managerial level, harder to access.

Residential condominiums generally have a limited management budget, while serviced apartments, hotels and retail buildings have higher budgets and are therefore able to draw on high-calibre property management teams.They also tend to be under single ownership with a simple decision-making process, while condominiums rely on committees for key decisions on fees and appointments, usually made at annual AGMs.
